The spring let go just after 7 a.m., and the door wouldn’t budge. When we arrived, the left torsion spring had a clean break at the coil. The right spring, still under tension, was doing a job it was never meant to do alone. We replaced both springs as a matched pair, rebalanced the door, and ran it through five full cycles. The door lifts with two fingers now.
Garage Door Opener Replacement for a Builder-Grade Unit
The old opener was a chain-drive unit from the 2009 build, loud enough to wake the bedroom above the garage. The logic board was starting to fail, and the door would reverse mid-cycle about once a week. We pulled the old unit, installed a belt-drive LiftMaster, and swapped the worn trolley carriage while we were in there. The homeowner texted us the next morning: she could barely hear the door open.

A strong gust caught the door while it was half-open and yanked the bottom roller out of the track. The door was hanging at an angle, still attached on one side. We got it down safely, inspected the cables for fraying, replaced both bottom rollers, and checked every hinge before resetting the door. The track itself was still straight, so no replacement was needed.

The right cable had frayed down to a few strands, and the door was pulling hard to one side every time it cycled. Had it snapped completely, the door could have dropped. We replaced both cables, not just the frayed one, because they wear at the same rate. After rebalancing, the door ran straight and level on the first try.
Weather Stripping and Bottom Seal Replacement on a Northside Home
The bottom seal on this door had hardened into something closer to plastic than rubber. Dust, leaves, and the occasional scorpion were finding their way in. We replaced the seal with a new flexible rubber strip and swapped the side weather stripping while we were at it. The garage stays noticeably cooler now, and the dust buildup stopped.
Panel Replacement After a Backing Accident on a Clopay Door
A trailer hitch met the bottom panel of this Clopay door. The panel was dented badly enough that the door couldn’t close flush, leaving a gap at the bottom. We ordered the matching panel from the manufacturer, swapped it in, and adjusted the track so the door seated correctly again. Unless you know where to look, you can’t tell it ever happened.
